Haute Intelligence™
Methodology
Where our data comes from, what qualifies for inclusion, what we leave out, and when each piece of research updates.
Haute Residence publishes three recurring research products: a monthly South Florida luxury closing report, the Haute 20 new-development ranking, and the Florida Private School AI Curriculum Index.
All three are produced by the HL Real Estate Group editorial team and bylined by Seth Semilof, Broker. This page sets out how each one is built. If you want to check a number, challenge a ranking or republish our data, start here.
Product one
Monthly market reports
Residential closings at $3 million or more, Miami-Dade and Palm Beach counties.
Each issue reports sale count, total volume, average sale price and the leading market for the month. Closing data comes from ATTOM county deed records, supplemented by The Real Deal (South Florida).
Period and verification
Each issue covers closings through the final day of the month and is verified in the first week of the following month before publication. The September 2026 issue covered data through 30 September 2026 and was verified on 5 October 2026. Every issue carries its own coverage and verification dates on the page.
Why deed records rather than MLS
Deed records capture closed transactions including those that never appeared on the MLS — off-market sales, new-development closings and private transfers. This is also why our monthly figures will not reconcile with an MLS-derived average for the same area. Different source, different threshold, different period. Where both appear on our site, each figure is labelled with the basis it was calculated on.
Product two
The Haute 20
The twenty new developments showing the strongest buyer demand, Miami through Palm Beach County.
The Haute 20 ranks developments on real buyer demand signals, not listing counts. It is not a ranking by price, by inventory, or by advertising relationship. Each development in the tracked universe of in-geography projects is scored on a weighted index of four inputs.
The weighted index
Weights sum to 100%. Reviewed on the first of each month by the HL Real Estate Group editorial team.
What the last two inputs measure
Editorial & Search Interest and AI Visibility measure how widely a development is being written about and surfaced across search and AI answer engines — including, but not limited to, Haute Residence's own coverage.
Commercial relationships
Some developments in the tracked universe are also advertising clients of Haute Media Group. A commercial relationship is not an input to the index, carries no weight, and does not affect a development's rank.
Product three
Florida Private School AI Curriculum Index
43 Florida private schools across 11 markets, scored on AI curriculum, ethics teaching and innovation infrastructure.
Each school is scored out of 100 across six sub-categories, weighted into a composite score, from published curricula, course catalogues and school disclosures.
- 01AI in formal CS curriculum
- 02AI ethics and literacy
- 03AI partnerships and external programs
- 04Cross-disciplinary integration
- 05AI policy and responsible use
- 06Innovation labs and facilities
Scores reflect what a school publishes about itself. A school that teaches AI well but documents it poorly will score lower than one that documents it fully — a limitation we state rather than hide.
Currency of the data
Scores are as of Q2 2026. Tuition reflects published 2025–26 rates. Enrollment is per each school's most recent disclosure. The 2026 edition was verified on 12 October 2026.
Licence and reuse
The full ranking is published under Creative Commons BY-ND 4.0. Download the dataset as CSV, cite it as the Haute Residence Florida Private School AI Curriculum Index 2026, and link back.
The part that matters
Independence
Our research is editorially independent of our commercial business.
No school, building or development pays to appear in, or to be ranked by, any of these three products. Inclusion and position are determined by the criteria set out on this page and by nothing else.
Some of the developments and buildings we cover are also advertising clients of Haute Media Group. Those relationships are not an input to any score or ranking, and they are not disclosed to the editorial team as a factor in scoring.
