Joel and his team at the Schemmel Group are well known in the real estate industry and have set several sales records in addition to being the top producing team with the Sotheby’s affiliate in Sarasota every year since 2008. Professional backgrounds, innovation, market knowledge, and persistence are the primary elements of their success. Joel’s career also encompasses more than fifteen years of working with Arthur Andersen, Andersen Legal, and the Ernst & Young Law Alliance both in the USA and Europe. Joel was an International Partner within each of these organizations and immediately before returning to the USA, was managing partner of a 45-attorney law firm based in Central Europe. Haute Residence caught up with Schemmel to discuss Sarasota and what trends buyers are seeking.

How long have you lived in the Sarasota area?

We have lived in Sarasota for almost 17 years and very proud to call Sarasota our home. I cannot think of a better place to raise a family, or settle into retirement. With the combination of Florida sunshine, beautiful beaches, cultural amenities, and great schools, it continues to be ranked as one of the best places to live in the country.

How has it changed over the last 5 years?

It has been a very transformational five years. Both the market and our business in particular.   The ultra-luxury market has steadily grown over the last few years with a particularly strong 2019.  We expect this trend to continue over the next several years as Sarasota experiences natural population growth and plays catch up on value compared to other parts of Florida. Our marketing outreach and position in the luxury market has solidified over the last year as we demonstrated our value proposition.    Of particular note is ranking as number 2 agent in Sarasota County as well as logging in the highest waterfront and non-waterfront sale in Sarasota.

Were there any trends buyers were seeking at the beginning of the decade that differs from now?

The most significant trend we see in the market today is a focus on design and functionality and away from larger homes.   People are much less interested in large spaces but instead modern design, unique architecture, and state of the art features and function.

Is there a particular area in Sarasota you see many buyers preferring over others?

The hot spots in the market have continued to be strong including Downtown Sarasota, West of Trail, Lido, St. Armands and Bird Key.   After a few slower years, Siesta Key had an amazing 2019 which I believe will continue along with Casey Key.

What predictions do you have for Sarasota in 2020?

2020 will be an amazing year for Sarasota.  Nothing crazy or out of control but steady demand for quality homes and condos particularly in the hot spots.  The combination of baby boomers, those seeking tax benefits and the comparative value of Sarasota will keep the market strong.
