Murano Enters a New Era in South of Fifth

At the center of Murano’s transformation is a hands-on, forward-thinking executive leadership team assembled by Board President John Caprio. Under his direction, the Murano Homeowners Association has taken a proactive stance—initiating redevelopment well ahead of Florida’s 20-year recertification requirements and embracing a future-focused vision for luxury living.

Caprio brought together a uniquely accomplished group to guide the three-year project: brand entrepreneur and Shark Tank panelist Rohan Orza, Procida Companies President and CEO Mario Procida, luxury developer and broker Tony Giulino, and Canadian insurance leader Jeff Rodin. Together, they oversee a 189-unit waterfront property spanning three towers, long admired for its spacious residences—more than 70 percent of which exceed 2,000 square feet with three-bedroom layouts.

“Our residents often own their homes as second or third residences and expect a world-class standard of service,” Caprio explains. “Since the renovation began, we’ve seen price-per-square-foot steadily increase. Our goal is to elevate Murano into a living experience that equals—or exceeds—the most sought-after properties in South of Fifth.”

Integral to that vision is newly appointed General Manager Rene Faustin, whose leadership has already reinvigorated the community’s culture and operational excellence. ArquitectonicaGEO: Redefining the Arrival Experience

Charged with reimagining Murano’s exterior and amenity spaces, ArquitectonicaGEO began work in 2023 on more than 27,000 square feet of façade, entrance, and arrival areas. The redesign transforms the ground-level experience into one that is both architecturally refined and ecologically resilient.

A dramatic new porte-cochère will anchor the arrival sequence, replacing the existing steel structure with a sculptural concrete roof that offers shade, scale, and presence. Enhanced lighting, granite curbs, and upgraded finishes elevate the driveway and drop-off zones, while lush, native landscaping—including Green Buttonwood, Cocoplum, and Spider Lily—frames the entrance with tropical sophistication.

Additional enhancements include a redesigned Murano monument sign with new stone finishes and greenery, as well as a newly added dog park overlooking the bay—complete with pergola seating and skyline views.

The heart of Murano’s transformation unfolds on the fourth-floor pool deck, where more than 53,000 square feet of natural limestone will be reimagined into a private, elevated oasis.

The space will feature garden-style walkways lined with Phoenix Palms, Monstera Deliciosa, and tropical plantings, leading residents through a curated landscape to a fully modernized pool framed by Medjool Date Palms. New resort-style amenities include a cold plunge, upgraded hot tub, and eight private cabanas—five fully enclosed “outdoor suites” with televisions, power, and ceiling fans, and three additional poolside cabanas designed for individual relaxation.

A sculptural aluminum pavilion with composite wood decking creates an elegant gathering space for events, family occasions, or sunset entertaining overlooking the bay. Adjacent to the pool, a covered wellness pavilion and outdoor fitness lawn offer panoramic water views—ideal for yoga, group classes, or quiet moments of reflection.

In a first for South of Fifth, Murano will introduce a fully integrated racquet sports club, housing tennis, pickleball, and padel courts under one roof. Accessed just below the pool deck, the facility will be enveloped in greenery, blending athletic performance with resort aesthetics.

Culinary and Beach Club Living, Elevated

Further enhancing Murano’s lifestyle offering is the arrival of Call Me Gaby, one of South of Fifth’s most beloved dining destinations. Beginning in the 2025–2026 season, the acclaimed restaurant will take over Murano’s food and beverage program, introducing a refreshed Mediterranean menu by Executive Chef Andrea Amelio.

Residents will enjoy new breakfast and lunch offerings starting December 2025, with dinner service opening to the public in Spring–Summer 2026. A reimagined al fresco setting, extended pergolas, and new lounge furnishings will create a seamless flow between dining, poolside lounging, and social gathering.

Beyond the property, Murano’s private Beach Club—located directly on the sands of South of Fifth—offers residents daily beach service, curated food and beverage menus, and effortless access to Miami’s most desirable shoreline.
