347-Unit Rental Community Secures $105M Construction Loan, On Track for Summer 2028 Completion
MG Developer, one of South Florida’s leading residential developers, has officially broken ground on Metro Parc South on June 13. A 10-story, 347-unit transit-oriented multifamily community in Hialeah, Florida. The milestone marks the next phase in the firm’s bold transformation of the area through its expansive Metro Center master plan.
Located at 954 & 934 E 25th Street, Metro Parc South follows the momentum of its sister developments—Metro Parc, a two-tower, 559-unit mixed-use rental community, and Metro Parc North, a planned 620-unit multifamily building. When fully complete, the three developments will anchor Metro Center, a nearly 2.3 million-square-foot hub of upscale rental residences and ground-floor retail that aims to revitalize a key stretch of one of South Florida’s most historic cities.
Metro Parc South is being developed with the backing of a $105 million construction loan, setting the project firmly on course for its anticipated Summer 2028 delivery. MG Developer has enlisted Modis Architects and KAST Construction—two South Florida-based firms with deep experience in large-scale residential projects—to lead design and construction.

“We are extremely pleased to be breaking ground as scheduled for this next phase of Metro Parc,” said Alirio Torrealba, CEO of MG Developer. “We take great pride in being a part of the evolution of this historic City, currently celebrating its 100th anniversary.”
More than a residential offering, Metro Parc South underscores MG Developer’s commitment to building holistic, community-driven neighborhoods that reflect the evolving needs of today’s renters. That includes a strategic focus on transit-oriented development, with direct access to Tri-Rail and other major transportation arteries, positioning residents just minutes from Downtown Miami and the broader South Florida region.
“Our philosophy is to develop holistic communities, ones that not only benefit the buyer or renter, but benefit the area as a whole,” said Diego Torrealba, Executive Vice President of MG Developer. “Metro Parc will be nothing short of an economic engine to the City of Hialeah, providing a vast array of rental options, including the coveted workforce housing price point.”
With Metro Center, MG Developer continues to expand its presence in Miami-Dade County while staying true to its broader mission: creating thoughtfully designed, culturally anchored communities that uplift neighborhoods and deliver long-term value to residents and investors alike.
