Lefferts Advances North Beach Vision With PALMA Miami Beach Residences

Lefferts has officially broken ground on PALMA Miami Beach Residences, marking a defining milestone in the continued evolution of Miami Beach’s North Beach (NoBe) neighborhood. The 14-story, 126-residence luxury condominium is now underway in one of the city’s most walkable and character-driven districts, offering buyers an opportunity to live within a community known for its relaxed charm, cultural offerings, and close proximity to the ocean.

The groundbreaking follows strong early momentum for PALMA, with 50% of residences already sold to a mix of international and domestic buyers drawn to the NoBe lifestyle and the neighborhood’s long-term upside. The project is expected to be completed by late 2027 and represents the second development in Lefferts’ three-project plan for North Beach.

Together, PALMA and Lefferts’ broader pipeline reflect a $730 million investment in North Beach, underscoring the firm’s long-term commitment to the area. Earlier this year, Lefferts completed 72 Park, the first new residential tower delivered in the district in many years, with 72 Carlyle next in the development queue. Collectively, the projects are helping accelerate development momentum and positioning NoBe as Miami Beach’s next frontier.

The PALMA milestone was celebrated with a groundbreaking ceremony on Tuesday, December 16, attended by city officials and members of the local business and residential community. The event also featured a performance by American singer-songwriter Maya Azucena, who regularly performs at NoBe’s La Poubelle cabaret piano bar, recently named Best New Performance Venue by Time Out Miami.

Located at 600 71st Street, just a short walk from the beach, PALMA is a turnkey condominium designed by national architecture firm Built Form. The 127,600-square-foot development will feature fully furnished one- and two-bedroom residences, along with seven penthouses, with layouts ranging from 405 to 1,342 square feet. Pricing begins in the $650,000s, and the building will offer no minimum rental restrictions.

Interiors will include private balconies, high ceilings, floor-to-ceiling impact-resistant glass doors, and select units with Intracoastal views. Kitchens will feature European cabinetry, premium Bosch appliances, and stone countertops and backsplashes. Bathrooms will be outfitted with stone surfaces, frameless glass showers, premium fixtures, and dual-facet porcelain sinks. Each residence will include a washer and dryer, high-speed Wi-Fi, and energy-efficient climate systems.

Amenities will span more than 10,000 square feet of elevated indoor and outdoor spaces curated by Studio Ramirez, including a resort-style pool deck, wellness hot tub, arctic cold plunge, outdoor summer kitchen, private lounge with indoor-outdoor bar seating, media and game lounge, Technogym-equipped fitness center, and a 24-hour attended double-height lobby with floor-to-ceiling windows. Design elements throughout reflect Miami Beach’s tropical energy, including an abstract sculptural light fixture in the lobby and a custom large-scale ceramic mural on the pool deck.

PALMA will also include 8,500 square feet of ground-floor retail and is situated in the heart of pedestrian-friendly NoBe, offering walkable access to recreation, dining, retail, and cultural destinations. Nearby landmarks include the Miami Beach Bandshell, Normandy Shores Golf Club, North Shore Park Youth Center, Miami Beach Tennis Academy, and the forthcoming 72nd Street Community Complex, which will feature an Olympic-size rooftop pool, library, indoor gym, and green space.
