Kempinski Residences Makes U.S. Debut in Miami’s Design District

One of Europe’s most storied luxury hospitality brands is officially planting its flag in the United States. Kempinski has announced the launch of Kempinski Residences Miami Design District, marking the brand’s first-ever branded residential project in the U.S. and introducing its signature European service philosophy to Miami’s design-forward urban core.

The two-tower development brings Kempinski’s 150-year legacy into a full-time residential setting at the gateway to the Miami Design District, an area known globally for its blend of art, architecture, fashion, and cultural influence. The project reflects Miami’s growing role as a global capital for branded residences, where hospitality, lifestyle, and design converge.

A Landmark Moment for Kempinski in the U.S.

Developed by DaGrosa Capital Development Partners, the project will feature 132 private residences across two 20-story towers, along with six townhomes and 17 guest suites exclusively available to residents. Homes will range from two to four bedrooms, with interiors spanning approximately 2,100 to 3,100 square feet and total living areas reaching up to 3,700 square feet. Expansive private terraces will offer sweeping views of Biscayne Bay and the Downtown Miami skyline.

Design Shaped by Global Architecture Leaders

Architecture is led by Arquitectonica, with interiors by Rockwell Group and landscape architecture by Enea. Together, the team has crafted a contemporary vision that balances refined European craftsmanship with the Design District’s bold, modern identity. The result is a residential environment that feels both timeless and distinctly Miami.

A Service-Driven Residential Experience

Beyond its design pedigree, the development emphasizes a lifestyle rooted in Kempinski’s hospitality heritage. Daily management and resident services will be overseen by Kempinski Management Group, delivering a seamless experience defined by personalization, discretion, and attention to detail.

Elevated Amenities Designed for Modern Living

Amenities will span both towers and connect via an elevated third-floor amenity bridge. Wellness offerings include a fitness center, spa and recovery zones, lap and cold plunge pools, infrared and steam saunas, and outdoor training areas. Social spaces will feature a restaurant with terrace seating, private dining salons, a library with wine and game lounges, screening rooms, and a golf and Formula 1 simulator.

Family-focused amenities will include children’s playrooms, splash pads, shaded outdoor play areas, and a padel court, all set within landscaped grounds with electric vehicle charging stations.

Miami’s Design District as a Global Stage

Sales and marketing for the project will be led by ISG World. Completion is slated for the fourth quarter of 2029.
