We spoke with Jorge Guillén to understand how current design trends are influencing buyer decisions, what opportunities exist in today’s market, and why thoughtful strategy has never been more important.

Haute Residence: How are you seeing design trends influencing buyer decisions this season?

Jorge Guillén: Design trends continue to influence buyer decisions, but today the focus is less on fashion and more on lifestyle and functionality. Buyers are prioritizing spaces that feel comfortable, timeless, and connected to their surroundings.


In destinations like Puerto Vallarta, we see strong demand for indoor/outdoor living, spacious terraces, and amenities that support wellness and relaxation. Buyers want homes that feel like a retreat while still being practical for entertaining and everyday living.


Sustainability and efficiency are also becoming more relevant, particularly when they are integrated into the design in a subtle and elegant way. Overall, the properties that perform best are those that combine good architecture, thoughtful design, and a strong sense of place.

Haute Residence: If you could give one piece of advice to buyers entering the market right now, what would it be?

Jorge Guillén: My advice would be to focus on long-term value rather than short-term market timing. Real estate is ultimately a long-term investment, and the right property, well located, well designed, and priced appropriately, will tend to hold its value and perform well over time.


In today’s market, buyers have the advantage of more options and greater negotiating power than in recent years. This creates an opportunity to make thoughtful decisions rather than feeling pressured.


Working with an experienced local advisor is also key, as understanding the nuances of each neighborhood, building, and developer can make a significant difference in identifying the right opportunity.

Haute Residence: What is one opportunity in today’s market that people may be overlooking?

Jorge Guillén: One opportunity many buyers may be overlooking right now is the ability to negotiate in a more balanced market. After several years where demand strongly outpaced supply, conditions have normalized, giving buyers more room to evaluate options and negotiate favorable terms.


In many cases, developers and sellers are also more open to creative incentives, pricing adjustments, or flexible payment structures, particularly for well-qualified buyers.


For those who take a strategic approach, this environment can present excellent opportunities to acquire high-quality properties that may have been much more competitive just a few years ago.

Haute Residence: What is motivating sellers to list right now?

Jorge Guillén: Many sellers listing today are motivated by strategic timing and changing personal circumstances. Some owners have seen significant appreciation over the past several years and are choosing to capitalize on that equity.


In markets like Puerto Vallarta, we also see a natural cycle among buyers and sellers. Many people initially purchase a condominium as an investment or vacation property, and over time, as they spend more time in the destination, they decide to transition into a larger home or villa for full-time living.


As a result, they sell their initial property to move into the next stage of their lifestyle here, which is something we’ve consistently observed over the years.

Haute Residence: Have pricing strategies shifted compared to this time last year?

Jorge Guillén: Pricing strategies have become more thoughtful compared to this time last year. In the previous market cycle, strong demand allowed properties to be introduced at ambitious price points. Today, buyers are taking more time to evaluate their options, which means that accurate pricing from the start is increasingly important.


Sellers who align their pricing with current market conditions tend to generate stronger interest and achieve better results over time. Overall, we are seeing a shift toward more balanced and realistic pricing, which ultimately contributes to a healthier market for both buyers and sellers.

Haute Residence: Is inventory tightening or expanding in your market, and how is that impacting negotiations?

Jorge Guillén: Inventory expanded over the past year as more properties entered the market, but we are now beginning to see a slowdown in the pace of new listings. Year to date data shows new listings down by about 62% compared to the same period last year, while sales are down roughly 32%, suggesting that the market is gradually moving toward a more balanced supply and demand dynamic.


From a negotiation standpoint, this environment gives buyers more time to evaluate their options and make thoughtful decisions. At the same time, well-located and well-presented properties continue to attract solid interest from qualified buyers.


Overall, the shift is creating more balanced negotiations, where preparation, good presentation, and proper market positioning play an important role in successful transactions.

Haute Residence: March often signals a shift in the market. What are you seeing right now in terms of buyer confidence and activity?

Jorge Guillén: March tends to be a very active time in Puerto Vallarta, although our market behaves somewhat differently from traditional primary residence markets. Because we are largely a second-home, vacation, and investment market, buyer activity is closely tied to the tourism season.


This time of year, the weather is at its best, and many visitors are spending time in the destination, which often leads to people seriously considering purchasing a property after experiencing the lifestyle firsthand.


In terms of buyer confidence, we are seeing that buyers remain interested but are approaching decisions more thoughtfully than in the past few years. They are taking time to evaluate options and understand the market, but when they find the right property that fits their goals, they are still willing to move forward.
