How New York Developers, Cape Advisors, Are Transforming Tribeca

Cape Advisors, the New York City-based developer of boutique luxury condominium 30 Warren Tribeca, announced the expansion of Tribeca Select, a program that provides 30 Warren residents with exclusive,  in-home services and special offerings as well as priority status at a collection of the neighborhood’s most renowned retailers, restaurants and institutions. Reflecting the neighborhood, the program now features a celebrity floral designer and an artisanal Hudson Valley millwork company, in addition to an acclaimed sommelier, Paul Grieco. “Capturing the spirit of Tribeca and providing residents with unique access to people, places, and services is what Tribeca Select is all about,” said Craig Wood, CEO of Cape Advisors. “It’s a tool kit of sorts. The program has been very well received and we are happy to add new partners.”

Grieco's famous wine bar, Terroir, is located in the heart of Tribeca, steps from 30 Warren. It was important to Cape Advisors to embrace the neighborhood and provide residents with a simple way to discover the area. Grieco is a personality, and it’s very attractive to future residents that such a prominent member of the community will know them by name. Haute Residence caught up with David Kronman of Cape Advisors to discuss how they came up with the idea of having a resident sommelier and why an offering like this is needed with luxury buyers.

How did you all come up with the idea of having a resident sommelier? 

Everything at 30 Warren -- from its ultra-high performance hand-cast concrete facade to its Hudson Valley millwork -- is reflective of Tribeca’s essence. We felt it was important to extend this sense of place by creating Tribeca Select, a program offering unique access to a hand-picked collection of the best establishments in the neighborhood. Central to our vision for Tribeca Select was Paul Grieco, the renowned sommelier and founder of the wine bar, Terroir Tribeca. Paul was eager to bring his enthusiasm for wine directly to the living rooms of our residents and curated a unique menu of wine services-- like his consultancy for wine collecting, food pairings, auction participation, private wine tastings and more—exclusively for 30 Warren. In addition to having Paul as a resident sommelier, we partnered with Chamber Street Wines so that residents can easily acquire naturally made and rare wines and also take advantage of their temperature-controlled storage service in addition to the wine storage we’re providing in each apartment. We are thrilled to offer our buyers a wine program that is unparalleled in today’s luxury market.

Was this something you found luxury buyers wanting? 

There are two luxuries that I can confidently say our buyers universally appreciate: high-design real estate and wine. 

How did you all decide on the resident sommelier? Was there a process to find a well-rounded one?

Paul is a renowned sommelier with an international following, his wine bar, Terroir, is an anchor in the neighborhood, and he’s a huge fan of 30 Warren, so we felt he was the perfect fit. 

Do you think an offering like this will be something more luxury buildings will start to offer?

Partnering with local businesses to create exclusive, in-residence experiences for buyers has the legs to become a new trend, definitely. Cape Advisors was the first to tap a sommelier of Paul Grieco’s caliber for such a unique offering, and we’re already thinking about our next partnerships - both at 30 Warren and other buildings in our portfolio.

Do you know if your building is the first of it’s kind with this type of offering?
