1. The Residences at Mandarin Oriental, Miami
Described as an “Island on an Island” on famed Brickell Key, The Residences at Mandarin Oriental, Miami, is located on a 3.5-acre waterfront parcel and will feature two towers with both condo units and hotel space. Residence options include two-to-four-bedroom floorplans as well as two duplex penthouses. Amenities include 60,000-plus square feet of luxury features, including multi-tiered, landscaped infinity swimming pools, private cabanas, executive work lounges, private dining rooms with chef kitchens, as well as restaurants and health and wellness facilities. Developed by Swire Properties and designed by Kohn Pederson Fox Associates, the project is set to be completed in 2029.
2. Via Veneto
Via Veneto, located in Coral Gables, will offer 12 villas, each spanning three floors and an impressive 5,000 square feet. In addition to its spacious floor plans, the villas boast gourmet kitchens in collaboration with Mia Cucina, an Italian kitchen design company. Buyers are also welcome to collaborate with the design team at Calta Group to personalize their homes. The project is set to break ground in the fourth quarter of 2023 and will be completed in 2026.
3. Pagani Residences
The world’s first residential project by Pagani, Pagani Residences, will be located in Miami’s North Bay Village, featuring iconic panoramic views. Developed by Riviera Horizons and Italian Hypercar brand Pagani, the boutique luxury residential building will also feature interiors designed by Pagani Arte. The 28-story building is comprised of spacious, two-to-four-bedroom homes ranging from 2,000 to over 3,300 square feet with expansive outdoor terrace spaces ranging from over 800 to 1,040 square feet. With only four residences per floor, privacy is paramount at Pagani Residences. Penthouses are also available, spanning from 6,900 square feet and up to 4,400 square feet of outdoor living. With an abundance of amenities, residents will enjoy incredible lifestyle features such as a pet spa, private garages, a 240-foot waterfront boardwalk, private boat slips, and entertainment spaces for 70 and all-corner residences. Completion is slated for 2027.
4. Mercedes-Benz Places in Miami
The first branded real-estate project for Mercedes-Benz in the United States is being developed in the Brickell neighborhood. Dubbed Mercedes-Benz Places in Miami, the 67-story mixed-use residential building is being developed by JDS Development Group. At over 2.5 million square feet–one of the largest projects currently under construction in Florida–it features luxurious condominium residences, office and wellness spaces, a world-class hotel, and a newly built open park by Field Operations. Centered around the theme of "Timeless Design, Inspired by Miami,” the building will house 791 Mercedes-Benz residences with studios to 3-bedroom condominiums. Initial occupancy is planned to start in 2027.
5. Vita at Grove Isle
Coconut Grove residential real estate is set to gain a new ultra-luxury living option with Vita Grove Isle by Ugo Colombo’s CMC Group. Located on a private island known as Grove Isle, the 7-story waterfront building will feature 65 waterfront residences comprised of three-, four- and four-plus-den-bedroom condominiums. The building will also boast 12 penthouses with private rooftop pools. Residents will enjoy panoramic views of Biscayne Bay from wrapped waterfront terraces, floor-to-ceiling windows, Italian marble, enclosed private garages, private vestibules, a clubhouse featuring a bayfront pool and poolside bar, an upscale restaurant as well as a residents-only event space, and wellness amenities. The project is expected to be completed in 2025.
6. Mr. C Residences
Adding to Coconut Grove’s recent boom is a new luxury boutique residential building, Mr. C Residences. The project is so popular that it sold out during its sales launch, prompting the developer to change part of its design plan to add additional residences where it had originally dedicated space for rental units. It is the first residential building for the luxury hospitality and residential brand Mr. C. Featuring panoramic views spanning over Coconut Grove and Biscayne Bay to the downtown Miami skyline, Mr. C Tigertail Residences is a 21-story tower that “brings modern flair together with timeless European style” in its 23-unit development. The most expensive unit sold to date was to former finance executive Stephen Robert, who purchased Penthouse 1, an 8,550-square-foot unit, for $22.2 million.
7. The Raleigh
Miami Beach will welcome one of the city’s most anticipated luxury developments in 2026. The Raleigh, Rosewood Residences Miami Beach is designed by Peter Marino and developed by SHVO. The oceanfront tower will be home to 40 custom-designed residences, including eight penthouses. Floorplans range from two to five bedrooms. The multi-million dollar residences start at $10 million for a three-bedroom unit, with units expected to top out at $150 million. In addition to exceptional design amenities and breathtaking ocean views, the Miami Beach residential tower will also feature two private pools, a private members’ club, and the first location in the U.S. of Langosteria, a renowned Italian restaurant.
8. Aston Martin Residences
Earlier this year, Aston Martin Residences began welcoming residences to the 66-story tower in Downtown/Brickell. The one-of-a-kind building brings together the iconic visions of Aston Martin in partnership with renowned developer G&G Business Developments. From 698 square-foot studios to expansive 10,464 square-foot penthouses, Aston Martin Residences offers a total of 391 condominium residences. A project by Major Food Group, Terra Group, and One Thousand Group, Villa Miami is a 56-story luxury waterfront condominium tower uniquely outfitted with a copper exterior design that will house 72 full and half-floor residences with panoramic views.
