First Residential Delano Tower: PMG’s Second Supertall Tower in Miami

Ennismore and Property Markets Group (PMG) have officially announced the launch of the first-ever Delano-branded residences, marking a defining moment for the iconic hospitality name and a bold new addition to Downtown Miami’s ever-rising skyline. The 90-story tower will not only introduce Delano’s inaugural residential concept, but also stand as PMG’s second supertall development in the city — further cementing Miami’s position as a global capital for luxury living.

The announcement arrived just ahead of the highly anticipated reopening of Delano Miami Beach, the property that first established Delano as a cultural force. Now, the brand synonymous with refined glamour and creative energy is extending its legacy beyond hospitality and into private residential life for the first time. Rising from Biscayne Boulevard in the heart of Downtown Miami, the new Delano residences will offer 421 homes, immersive amenities, and panoramic views stretching across the city and the Atlantic Ocean. Sales are slated to begin this March, with residences starting at $800,000.

For Phil Zrihen, Deputy Group CEO of Ennismore, the project represents a natural evolution.

A Miami native, Shear has witnessed firsthand the cultural impact Delano has had on the city — from its MiMo roots to the era-defining interiors imagined by Philippe Starck and the nightlife scene that helped project Miami onto the global stage. Bringing Delano to Downtown Miami strengthens the bridge between Miami Beach and the city’s rapidly evolving urban core, signaling a new era of vertical luxury living.

Envisioned by conceptual artist Carlos Ott in collaboration with architectural firm CUBE 3, the tower is conceived as a vertical resort layered in experiences. Award-winning design studio Meyer Davis will lead interiors, translating Delano’s unmistakable aesthetic into a contemporary residential language defined by filtered light, sculptural circulation, and layered landscapes that blur the line between indoors and out.

Residences will range from studios to expansive three-bedroom homes, each appointed with custom Italian kitchen cabinetry by Italkraft, integrated Sub-Zero and Wolf appliances, custom bathroom vanities and countertops, Waterworks fixtures, fully built-out closets, advanced smart-home technology, and curated lighting schemes designed to enhance both comfort and atmosphere.

Among the tower’s most ambitious features is the Southeast’s first observation floor with a cantilevered glass deck, perched 850 feet above Miami. The sky-high experience will offer unobstructed, cinematic views of Downtown and the Atlantic, redefining how residents engage with the skyline. Elevated dining and nightlife will further distinguish the property, including Café Delano, a signature sky restaurant, and the legendary Rose Bar.

Select residences will also include deeded, glass-encased, fully furnished office suites with secure access and complimentary Wi-Fi, delivering turnkey workspaces that reflect the evolving needs of global homeowners.

Beyond its dining and social destinations, the tower will offer an exclusive Delano Members’ Club featuring curated cultural programming, a resort-style pool deck with a wraparound pool and lounge areas, and a dramatic Sky Pool floating 800 feet above the skyline. A state-of-the-art fitness center and movement studio complement The Source by Delano, a comprehensive wellness concept blending intuitive spa rituals with social activations. Treatment rooms, sauna, steam rooms, a cold plunge, and private lockers create a holistic sanctuary designed for connection and renewal.

Core services will include 24-hour doormen and reception, valet parking, security, controlled access points, and an expansive mail and package facility. Through the Owner Concierge Service, residents will also have access to on-demand housekeeping, dry cleaning, pet services, and a “While You Are Away” maintenance program — ensuring a seamless, resort-level lifestyle.
