Dennis Hanlon Discusses Park City’s Real Estate Market In 2020

Like many Park City residents, Dennis Hanlon came here to ski in 1984 and never left. He started as a ski instructor for Deer Valley Resort and soon became their top requested instructor. By 1989, Dennis realized he had a knack for guiding clients through the local real estate market. Utilizing his 25 years of experience as a ski instructor, Dennis was able to offer a unique skill set as an ambassador for the area and a valuable real estate resource. With these skills, Dennis quickly rose to being a top producer in Park City and is consistently a top producer with Sotheby’s Realty. Haute Residence caught up with Hanlon to discuss Park City's market so far in 2020 and what buyers are now looking for.

How has the luxury real estate market in your market been performing so far in 2020?

2020 is off to a great start for Luxury Homes here in Park City. Since January 1, 25 homes have closed with prices above $2 mil, with 5 of the homes priced above $6 mil. The number of homes with contracts Pending is equally impressive. 31 Homes over $2 mil have contracts pending with 5 homes over $6 mil. One home to note is a new construction, ski-in/ski-out home in Deer Valley listed for $13.5 mil and has an accepted contract on it.

What are buyers looking for in their homes in your market in 2020?

Buyers still prefer and are looking at new construction homes with a contemporary look and feel. Spacious living/entertaining areas, great views and access to recreation top the list of buyers wants.

Which has been a highlight sale for you so far in 2020?

I currently have 2 new construction condos under contract with a list price above $3.5 mil. Both are in a newer area of Deer Valley called Empire Pass with direct ski-in/ski-out access and membership in the Talisker Club, a private on-mountain lounge and spa. I am also working on a home listed for $12 mil, located on a very popular area of Deer Valley called Northside

Are there any new restaurants or other spots in your market you’ve been loving lately?

With the coming of Spring, warmer and longer days, I like to take my Dogs and spend an afternoon snowshoeing in the mountains. It is a great way to relax, enjoy the mountains while getting some great exercise. Park City and Canyons Resorts both offer free afternoon/Apres' Ski concerts. What a wonderful way to end a good ski day, listening to music with friends under bright blue skies.
