CMC Group And Fort Partners Secure $323.8 Million Construction Financing For Florida’s First Standalone Four Seasons-Branded Residences

CMC Group and Fort Partners have secured $323.8 million in construction financing from Bank OZK for Four Seasons Private Residences Coconut Grove, marking a defining moment for what will become Florida’s first standalone Four Seasons-branded residential property without an accompanying hotel.

The financing drew interest from more than 10 lenders, with competitive terms that surpassed recent luxury residential transactions in Coconut Grove — a clear signal of both the strength of the Four Seasons name and sustained confidence in the neighborhood’s long-term trajectory. Attorneys Jim Shindell and Hannah Lidicker of Bilzin Sumberg represented the development team in the transaction.

The 20-story waterfront tower broke ground in October and remains on track for completion in mid-2028. With just 70 residences, the project continues to see strong sales velocity, reinforcing demand for branded, design-driven living in one of Miami’s most established enclaves.

It underscores confidence in the development team, the brand partnership, and a long-term vision centered on architecture and service that will endure well beyond current cycles. Nadim Ashi, CEO of Fort Partners, described the closing as a pivotal milestone — one that advances a property intended to contribute meaningfully to both Coconut Grove and the broader Four Seasons legacy.

Designed by Miami-based architect Luis Revuelta with interiors by Florentine designer Michele Bönan, the project leans into restraint rather than spectacle. Residences will feature ceiling heights ranging from 10 feet 4 inches to 11 feet 6 inches, floor-to-ceiling glass, private elevator entry foyers, custom Italian kitchens by Molteni&C, and bathrooms finished in Italian marble and bespoke cabinetry. The aesthetic is refined and timeless, aligning with the Grove’s quieter waterfront character.

While the property will not include a hotel, residents will have access to the full scope of Four Seasons services. A dedicated Director of Residences and Lifestyle Manager will oversee offerings that include housekeeping, butler services, in-residence dining, valet, and wellness programming. Amenities will span a signature restaurant, library, children’s area, private event space, and an expansive pool deck with bar lounge. The wellness component includes a fitness center, yoga and massage rooms, and a spa circuit with a cold plunge, hydromassage pool, infrared sauna, ice fountain, and Roman-inspired thermal experiences.

Situated directly on the waterfront and surrounded by Coconut Grove’s boutiques, acclaimed dining destinations, and lush parks, the development reflects the neighborhood’s evolution into one of South Florida’s most sought-after residential addresses. With financing secured and construction underway, Four Seasons Private Residences Coconut Grove moves closer to delivering a more intimate expression of branded living — one defined by privacy, design integrity, and service at the highest level.
