Rising 20 stories with 134 residences, 72 Carlyle is the third and most elevated expression of Lefferts’ long-term vision for North Beach, following the completion of 72 Park and the forthcoming PALMA Miami Beach Residences. Designed by internationally acclaimed Italian architect and designer Piero Lissoni, in collaboration with Lissoni Architecture New York, the building blends Mediterranean sophistication with Miami Beach’s evolving cultural and architectural identity.

The amenity collection includes an aperitivo lounge, wine cellar with chef’s table, chef’s kitchen, and multiple indoor and outdoor entertaining spaces. Wellness is equally prioritized, with a fully equipped Technogym fitness studio, Pilates and yoga studios, including an outdoor landscaped terrace, along with a residents’ spa featuring treatment rooms, steam and sauna facilities, locker rooms, and hot and cold plunge pools.

Additional offerings include padel courts, a panoramic sky terrace, co-working library curated with books personally selected by Lissoni, private meeting rooms, a music room, dedicated kids’ spaces, and social salons designed for private gatherings.

Beyond the building itself, 72 Carlyle is deeply connected to the evolution of North Beach, a neighborhood long cherished for its authenticity, walkability, and community-driven character. Stretching from 63rd to 87th Streets between the Atlantic Ocean and Biscayne Bay, NoBe offers a distinct alternative to the energy of South and Mid-Beach—defined by MiMo architecture, independent restaurants, cultural institutions, and a slower pace of life.

Recent public investments, including the proposed $53.8 million 72nd Street Community Complex and the revitalization of the Byron Carlyle Theater, are reinforcing NoBe’s emergence as a cultural and civic hub—while preserving its neighborhood-scale identity.

In 2019, founder Mendy Chudaitov expanded the firm’s development efforts from New York City into South Florida, identifying NoBe as a neighborhood poised for long-term growth. As the first developer to act on a voter-approved increase in FAR within the North Beach Town Center, Lefferts invested early. working closely with the City of Miami Beach to make thoughtful residential development viable.
