Faena Residences Miami has revealed Faena Rose, the first permanent, purpose-built space dedicated to the brand’s patron community, introducing a new chapter in culture-driven residential living along the Miami River. Integrated directly into the architecture of the twin towers, Faena Rose brings programming, artistry, and connection into the rhythm of everyday life for residents.
Suspended across three dedicated levels from floors 61 through 64, nearly 700 feet above the river, the multi-level environment physically links the two towers envisioned by the late Rafael Viñoly. Rather than functioning as a traditional clubhouse or amenity floor, Faena Rose is conceived as an active setting for dialogue, creativity, wellness, and shared experience.
“Faena Rose has always existed as a platform shaped by programming, dialogue, and relationships,” said Alan Faena. “At Faena Residences Miami, that platform takes architectural form, creating a permanent setting where artistic expression and daily life intersect.”

A Cultural Environment Designed for Daily Life
Spanning approximately 45,000 square feet, Faena Rose is structured around the idea that culture should be lived continuously rather than accessed occasionally. The space supports curated programming, intimate gatherings, wellness experiences, and moments of exchange that encourage long-term connection among residents.

Social and cultural spaces include arrival lounges, an infinity-edge pool overlooking the Miami River, a restaurant with bar and dining terrace, private dining rooms, a library lounge with outdoor terrace, creative lounges, private suites, a screening room, and a billiards room. At its center is The Pistil, a shared venue designed to anchor dining, conversation, and social interaction.
“People choose to live here not simply to own a residence, but to be part of a complete way of life,” said Edgardo Defortuna, CEO of Fortune International Group. “Neighbors can gather, attend a performance, and continue the conversation over dinner. Connection is just as important as culture.”

Programming That Shapes Community
Faena Rose will host a year-round calendar of talks, performances, salons, dinners, and wellness experiences curated by the Faena Rose team, bringing artists, thinkers, chefs, and cultural leaders into the residential setting.
“Today’s buyers are looking for places that help form social circles and foster genuine connection,” said Pablo De Ritis, Co-Founder and President of Faena Rose. “Faena Rose responds by creating shared experiences that support intentional community building.”

Interiors Rooted in Storytelling and Art
The interiors of Faena Rose are designed by Bryan O’Sullivan Studio, bringing a maximalist, narrative-driven approach to the space. Known for its work at Claridge’s, The Connaught, and The Berkeley in London, the studio’s vision blends bold design, immersive art, and refined hospitality to create an environment that feels both expressive and communal.

A Broader Lifestyle at Faena Residences Miami
Beyond Faena Rose, Faena Residences Miami offers a vertically integrated lifestyle experience. At the podium level, the Tierra Santa Healing House introduces spa and longevity programming, including hydrothermal rituals, botanical steam rooms, cold plunge pools, red-light therapy, and fitness studios. Outdoor recreation spaces, resort-style pools, and riverfront access further reinforce a residential environment shaped by wellness, leisure, and culture.

Developed by Fortune International Group in partnership with KAR Properties, the twin 68-story towers are located at 90 SW 3rd Street along the Miami River, just moments from Brickell’s dining, shopping, and cultural destinations. The project also features a private dock, offering direct access to the river and the city beyond.
With the introduction of Faena Rose, Faena Residences Miami positions culture not as an amenity, but as a foundational part of residential life; one that shapes how residents gather, connect, and live every day.
