A Conversation With Priscilla Haisley on the Rise of Livable Luxury This Spring

As the spring market unfolds, Priscilla Haisley reveals a nuanced shift toward homes that balance beauty with purpose. Her insight captures a moment where design, functionality, and lifestyle converge to shape the future of luxury real estate.

HR: As we move further into spring, how are you seeing buyer priorities shift compared to earlier in the year

Priscilla Haisley: This season, design is directly influencing buyer decisions more than ever, with a clear shift toward “livable luxury” over cold, showroom-style homes—buyers want warm materials, texture, and spaces that feel comfortable and move-in ready. Functionality is equally critical, with demand for flexible layouts, home offices, and wellness areas, while outdoor living spaces in markets like Miami are becoming a major value driver. At the same time, buyers are drawn to homes with personality—thoughtful, curated design rather than cookie-cutter finishes—along with higher-quality, durable materials. Overall, homes that feel intentional, functional, and emotionally appealing are selling faster and often at stronger prices than those that are simply updated but lack character.

HR: What features or property types are gaining the most attention right now, and why?

Priscilla Haisley: Miami has remained a strong and resilient real estate market, driven by tax advantages, lifestyle, and continued migration. My advice is simple: buy when you’re ready—waiting for interest rates to drop often brings more competition and higher prices. Instead, focus on properties with strong fundamentals like location, layout, and long-term resale value. There are still opportunities to negotiate, especially on homes that are overpriced or sitting on the market. Be ready and move with confidence when the right deal appears.

HR: For sellers preparing to list this season, what strategic moves can make a property stand out in today’s market?

Priscilla Haisley: One of the most overlooked opportunities in this market is properties that have been sitting longer due to poor presentation or pricing—not necessarily bad fundamentals. These homes often have strong value in location and layout but are discounted because they don’t show well. With the right updates, a buyer can make the property their own to live in or resell, often creating instant equity.

HR: How important is timing in today’s market, and is April an ideal moment to buy or sell?

Priscilla Haisley: Sellers see that demand—especially in higher price points and from out-of-state buyers—remains strong, giving them confidence they can still achieve solid prices if they list strategically. At the same time, low inventory in certain segments creates less competition, making it an ideal window to sell right now.
