The downtown cityscape in Sarasota, Florida, has long been known for its distinctive appeal, blending modern and midcentury style high-rises with old-school influence and tropical bungalows in historic enclaves. Diversity abounds here, both in building style and in our dynamic population. While we’re a popular second-home market, our robust year-round population ensures vibrancy throughout the year, in Downtown Sarasota and the surrounding neighborhoods. The appeal of living here year-round has attracted even more people, with our residential ranks surging over the past two years. The popularity of our market has driven incredible momentum in new construction projects, with more than a dozen new residential opportunities taking shape in the Downtown area. Here’s an overview of a few of the current projects, with additional details available online at www.moriahtaliaferro.com.

ONE PARK is a large-scale Downtown Sarasota project that is currently underway, bringing more than 120 new luxury condominiums to the city’s modern landscape. This towering 18-story project is defined by contemporary elegance, with exceptional water views of Sarasota Bay and amenities that embrace the resort lifestyle, including massive fitness and spa facilities and hotel suites for resident guests. The completion of ONE PARK, anticipated in 2024, will add to Sarasota’s luxury high-rise skyline and introduce new levels of luxury to the condo homes available downtown.

BAYSO is another large-scale, 18-story building new to Sarasota’s downtown, adding 149 new residences by the end of next year. This project has been fully sold out since its announcement, in no small part because of the sterling reputation of the developers who were also behind the favored recent Downtown projects The Mark and VUE. BAYSO residences enjoy a spectacular location along The Quay, a burgeoning district, and offer accessible price points below $1 million.

The Edge, located on the gorgeous Cocoanut Avenue, offers the unique amenity of each residence enjoying a corner placement, allowing all of the homes in this 27-residence project to have maximum private terrace space and optimal views. With an emphasis on wellness and amenities occupying an entire floor, The Edge is an ideal address for residents seeking luxury living within a boutique building in the heart of Downtown Sarasota.

The DeMarcay is another boutique-scale project with 30 planned residences and a departure from the ultra-modern building style that has become so prevalent throughout new construction. The DeMarcay’s architecture recalls the classic elegance of the Art Deco era, inspired by the luxury hotel that occupied the site in the 1920s. Interior appointments will include every modern luxury integration, and this 18-story building will offer a soaring rooftop amenity level with a pool. Completion is expected in 2023.

Just a few steps from Downtown Sarasota, Golden Gate Key is a gorgeous ultra-luxury enclave with several new buildings in the works. The Peninsula Sarasota will spread across two towers, each nine stories tall with 23 residences total. Shared amenities will include a bridge deck connecting the buildings and an elevated pool for exceptional views of Sarasota Bay. Six88 and EnPointe will add even more luxury to Golden Gate Point, with the addition of 10 and 5 highly exclusive residences respectively. The prominent location of Golden Gate Point, surrounded by the Bay’s azure beauty without losing any proximity to the amenities of Downtown living, makes these projects especially luxurious.

There are even more new construction projects happening and planned for Sarasota’s cosmopolitan core and the surrounding keys. Purchasing new construction is an exciting prospect for ultimate customization and enjoying the amenity-driven lifestyle without the obligations of maintenance. While the wait times may be longer than acquiring an existing home, an additional benefit for new construction buyers is the equity appreciation that occurs between the time of purchase and the move-in date. These are important considerations for both lifestyle and economic reasons, and I’m happy to offer specialized insight on the value and status of new construction in Sarasota.
