Only One Unit Is Still Available in Former NYC Toy Factory, Converted Into Luxury Condos

An old toy factory was recently converted into 125 luxury condominiums at 10 Madison Square West in Manhattan, New York.

The Goldstein Hill & West Architects-designed, 23-story residential building was restored and transformed as part of the Witkoff Group’s rehabilitation project of the Toy Building North, according to a press release. Only one unit is still available.

Located in what was formerly an industrial zone in the now trendy neighborhood, North of Madison Square Park, the building was part of the historic International Toy Center, once a hub for the country’s toy manufacturers and distributors.

The former factory was a U-shaped, 16-story brick building with oversized windows and minimal lighting and ventilation, details that are not suitable for a residential space.

To accommodate for the converted residences, one leg of the U-shape structure was removed, allowing light and air to flow in, and new, scaled-down windows were crafted to replace the industrial-sized. On the second floor, a lush courtyard was added.

The interiors, designed by Alan Wanzenberg, were gutted and redesigned with limestone cladding and hardwood doors, but the building’s framework was preserved. From the 17th floor to the 23rd floor, the residences in the newly constructed top half have private, wrap-around terraces offering exceptional views of the city and beyond. The “Tower Residences” are designed with 11-foot ceilings, oversized kitchens, and spacious master bedrooms.

22nd Floor Penthouse

Spanning the 22nd floor, the 6,500-square-foot penthouse boasts 360-degree views of the Flatiron District and Madison Square Park as well as over 1,700 square feet of private terraces surrounding the apartment. There are five en suite bedrooms, as well as a master suite, a powder room, a butler’s pantry, and a separate service entrance.

Select retail vendors are located throughout the bottom floors of the residential building.
