Architect Andrew Franz has converted an 1884 Caviar Warehouse in New York’s TriBeCa neighborhood into a fabulous loft distinguished by a sunken interior court. A retractable glass roof separates the mezzanine courtyard from a green roof garden, facilitating an indoor-outdoor harmony unusual in the Big Apple.
The residence is both a testament to the building’s history and an espousal of modern design trends. Says the architect, “a visual discourse between old and new is devised through insertions of modern materials along with restored or reclaimed materials.”
Relics include timbers from old roof joists implanted on a new custom staircase, bluestone pavers laid on the renovated roof, and vintage furnishings. The 150-square-foot skylight, native plant species that double as insulation, and customized woodworking evidence innovation. A multi-level walnut fascia serves to marry eclectic concepts.
