A mystery buyer has entered a contract to purchase a prime 2-acre plot of land on Indian Creek Island for $110 million, making it one of the most expensive residential sales in Miami’s history. This waterfront lot, neighboring Jeff Bezos’ estate, has attracted global attention not only for its value but also for its exclusivity and location in what’s known as the “Billionaire Bunker”.

The conceptual design-build plan for a 25,000-square-foot home by Kobi Karp and built by President and Ceo of MV Group Manny Angelo Varas,that says this is expected to be one of the many land deals and homes which exceed 100 million in value.

“This sale continues to showcase South Florida as the American Riviera and we are proud to contribute by building the most elevated structures that are transforming Miami’s waterfront,” Varas said.

Indian Creek Island is a heavily guarded, ultra-private enclave in Miami, home to only 41 residences. The parcel at 9 Indian Creek Island Road, which spans two acres with 200 feet of Biscayne Bay frontage, was originally listed for $200 million in December 2024. Its proximity to Bezos’ properties—valued at $68M, $79M, and $87M—sparked speculation he would acquire it. However, Bezos reportedly declined to proceed with the deal.

The seller—described as “private people” by listing agent Ilya Reznik—originally acquired the property in 2018 for $27.5 million.

The listing came with a conceptual design plan for a 25,000-square-foot estate crafted by renowned builder Manny Angelo Varas of MV Group USA. Known for his ultra-luxury homes in South Florida, Varas confirmed the contract’s details, noting that the deal is expected to close by mid-June 2025. This mansion concept includes expansive living spaces, resort-style amenities, and state-of-the-art technology—ideal for high-profile buyers.

“We are currently working on over half a dozen residences in the 100 million + plus range which are becoming a norm in South Florida’s Waterfront which is rarely publicized,” Varas explained.
